<p class="wp-block-paragraph">When you&#8217;re thinking about selling your home, one of the first steps is usually getting a property appraisal. You might invite two or three local real estate agents through your home, and each one may give you a slightly different opinion on what your property could sell for.</p>



<p class="wp-block-paragraph">So, naturally, it&#8217;s tempting to choose the agent who gives you the highest number.</p>



<p class="wp-block-paragraph">But is the highest appraisal actually the best appraisal?</p>



<p class="wp-block-paragraph">Not necessarily.</p>



<p class="wp-block-paragraph"><strong>An Appraisal Isn&#8217;t a Promise</strong></p>



<p class="wp-block-paragraph">One of the most important things to understand is that a property appraisal is an informed estimate of where your home may sit in the current market.</p>



<p class="wp-block-paragraph">It isn&#8217;t a guaranteed sale price.</p>

<p class="wp-block-paragraph">How do they communicate with buyers?</p>



<p class="wp-block-paragraph">What happens if the initial strategy isn&#8217;t working?</p>



<p class="wp-block-paragraph">And most importantly — can they back up what they&#8217;re telling you?</p>



<p class="wp-block-paragraph"><strong>Look at the Evidence, Not Just the Number</strong></p>



<p class="wp-block-paragraph">A useful appraisal conversation should include recent comparable sales around your property.</p>



<p class="wp-block-paragraph">For example, if you&#8217;re selling in Point Vernon, comparing your home with a property in Urangan may not tell the whole story.</p>

<p class="wp-block-paragraph">When you&#8217;re selling one of your biggest assets, it&#8217;s understandable to be drawn to the biggest number.</p>



<p class="wp-block-paragraph">But an appraisal should be more than a number on a page.</p>



<p class="wp-block-paragraph">It should give you a realistic understanding of your property&#8217;s position in the current market and a clear strategy for achieving the strongest possible result.</p>



<p class="wp-block-paragraph">So, if you&#8217;re comparing property appraisals in Hervey Bay, don&#8217;t just ask:</p>



<p class="wp-block-paragraph"><strong>&#8220;Who thinks my home is worth the most?&#8221;</strong></p>

<p class="wp-block-paragraph">But after many years in the industry, I believe there is a significant difference between simply selling a property and selling a result.</p>



<p class="wp-block-paragraph">Every seller has a different reason for selling. For some, it may be achieving the highest possible price. For others, it may be a particular timeframe, certainty, or being able to move forward with their next chapter.</p>



<p class="wp-block-paragraph">That is why the conversation needs to start well before a property goes to market.</p>



<p class="wp-block-paragraph">A good agent should understand what the seller is trying to achieve and develop a strategy around that goal. This includes everything from pricing and presentation to marketing, method of sale, buyer engagement and negotiation.</p>



<p class="wp-block-paragraph">The market can also change throughout a campaign. Buyer confidence can shift, competing properties can come to market and feedback can change. The ability to listen to the market, communicate honestly with the seller and adjust the strategy when required is critical.</p>



<p class="wp-block-paragraph">Sometimes the right decision is to hold firm. Other times, a change in price, presentation or marketing approach can create the fresh enquiry needed to generate a result.</p>



<p class="wp-block-paragraph">And a successful result isn&#8217;t always about achieving the highest possible price. It is about achieving the right outcome for the individual seller, taking into account their circumstances, expectations and goals.</p>



<p class="wp-block-paragraph">Putting a “Sold” sticker on a property is only part of the job.</p>



<p class="wp-block-paragraph">The real measure of success is whether we achieved the result our client needed.</p>

<p class="wp-block-paragraph">There’s no doubt the property market has shifted over the last 3 months. Buyers are taking a little longer to make decisions, they’re more cautious with their finances, and they’re doing more research before making an offer.</p>



<p class="wp-block-paragraph">But one thing I can confidently say is &#8211; buyers are still buying. In our market across the Fraser Coast, I’m still seeing strong enquiry levels, quality homes selling well and motivated buyers actively looking to secure property. The difference now is that buyers are more selective. Presentation, pricing, marketing strategy, and agent communication matter more than ever. The days of simply putting a property online and expecting multiple offers within 24 hours have eased in many areas. Sellers need to understand that today’s market requires a more strategic approach and realistic expectations from the beginning. What hasn’t changed is that well-presented, well-priced properties continue to attract strong attention. Lifestyle locations, quality homes, acreage, and premium coastal properties are still in very high demand, particularly here in Hervey Bay. I also believe confidence is returning. Interstate migration remains strong, buyers are still chasing lifestyle moves, and many people are seeing long-term value in our region. Real estate markets will always evolve &#8211; that’s normal. But despite the headlines and uncertainty we sometimes hear about, people are still upsizing, downsizing, investing, relocating and making big life decisions every single day. The market may have changed, but opportunities are absolutely still there for both buyers and sellers.<br><br>&#8211; Kim Carter </p>
